The Warranty covers any defect in materials and labour that results in a failure of the load bearing portion of the home, or the structural damage that might result from such a failure, that renders the home unsafe or unlivable. Major Structural consists of the frame, including the roof’s structural integrity and the foundation.

The Warranty provides coverage to repair the foundation wall where water penetration occurs through foundation walls and threatens the comfort and beauty of a new home. The building envelope is the shell of the home, including the roof and walls. It is the separation between the interior and exterior environments of a building, which protects the indoor environments and facilities climate control. The act requires a minimum 5 years of coverage, with that requirement that warranty providers offer builders with the option of purchasing an additional 2 years of building envelope coverage.

The Warranty extends into the second year of ownership to the crucial mechanical systems that keep a home comfortable. The Millennium Warranty provides coverage for any defect in materials and labour supplied for the gas, electrical, plumbing, heating, ventilation, and air conditioning delivery system.

The Warranty Provider warrants against defects (items that do not conform to warranty standards) in workmanship and materials that appear during the first year after possession of the new home.
